About The Development Review Committee (DRC) Process
- The City of Punta Gorda has established a development review system to ensure development requests (multifamily & commercial projects) are processed with a minimum amount of delay. Applicants are kept advised as to the status of their project and a line of communication to the various city staff members who are involved in reviewing the plans
Requests
- All development requests are submitted to the Urban Design Division, Towles Plaza, 2705 Tamiami Trl., Unit 113. If the application and plans are complete, and allowing for sufficient review time, the project will be scheduled for the next available Development Review Committee (DRC) meeting.

Meetings
- The Development Review meeting is attended by staff from several city departments that have the responsibility for reviewing development proposals for determining and enforcing zoning, land development, and code requirements, as they pertain to development issues within the City, as well as reviewing special events
- Staff comments pertaining to each project will be available to applicants at least five days prior to the meeting. These comments are emailed to the applicant and/or consultants listed on the project’s application
- At the DRC meeting, each project is listed on the agenda, and the applicant is allotted time to review the staff comments and ask any questions they may have. Although this meeting is not intended to be a work session, staff will be available to provide guidance to the applicant as to what changes, if any, will be needed to bring the project into compliance with all City codes. At the conclusion of each project review, the applicant is advised of one of the following outcomes:
- The project has received DRC approval and what steps will be needed to obtain necessary permits
- The project was not approved, but only minor revisions are required in which case the project should be resubmitted for staff review only (no formal DRC meeting required)
- The project was not approved as it requires major modifications, and it will need to be resubmitted for another DRC review
Status Information
- Information regarding the status of any project in the Development Review Process may be obtained by calling Urban Design at urbandesign@pgorda.us or (941) 575-3372. Those individual staff members may be contacted directly regarding questions about any comment they made.
Design Studio
Pre-Application Meeting
- Pre-application meetings are available with city staff to discuss any questions you may have about the requirements applicable to any project within the City. These meetings occur the 2nd and 4th Thursday of the month from 1:00PM to 4:00PM. Request an appointment.
Submitting Development Review Application (DRC)
- All DRC Applications must be submitted with ORIGINAL signatures
- $1,500 application fee (payable to the City of Punta Gorda), and all supporting documentation including:
- One original signed and notarized DRC application and six copies
- One original DRC Sufficiency Worksheet and six copies
- Seven complete sets of plans, each being signed and sealed
- One original School Impact Analysis for Concurrency and six copies (if applicable)
- One Original Signed and Notarized Stormwater Management Permit application and one Copy
- Two Storm Water Management Plan, Including drawings and calculations each being signed and sealed
- One CD/DVD/USB Flash Drive containing all supporting documentation MUST be submitted in a separate PDF, appropriately identified by name
